Lower Mission's lakeshore is one of Kelowna's most active condo development corridors, and three named buildings anchor it — each at a completely different stage and built for a different kind of buyer. Here's how they actually compare.
Aqua Waterfront Village — the newest, largest luxury development
At 3699 Capozzi Road, Aqua Waterfront Village is a master-planned lakefront community built around three towers of 12, 14, and 16 storeys rising from a shared four-level podium, flanked by townhomes. Phase One alone delivered 154 lakefront homes, with completion reached in 2025. This is the buy for buyers who want the newest possible product, direct lakefront positioning, and full amenity infrastructure built from the ground up.
Movala — the upcoming Stober Group development
At 3340 Lakeshore Road, Movala is a two-tower development by the Stober Group, with towers rising 10 and 14 storeys above a shared podium of retail and amenity space. The project totals 325 units of condos and townhomes, with completion expected in 2026. For buyers willing to buy pre-construction or close to completion, Movala is the largest unit count of the three and worth watching closely as it nears delivery.
Playa Del Sol Resort — the established, investor-friendly option
At 654 Cook Road, Playa Del Sol Resort is a 6-storey resort-style community built in 2007, offering one, two, and three-bedroom floor plans. Unlike the two newer towers, Playa Del Sol's bylaws allow short-term rentals — a real distinction in a city where STR-friendly buildings are limited, and one that consistently draws investor buyers alongside owner-occupiers. It also has nearly two decades of resale and rental history, which the newer buildings simply don't have yet.
The real decision: newest and largest (Aqua) vs. still-completing with the biggest unit count (Movala) vs. established with a proven STR track record (Playa Del Sol). If short-term rental income is part of your plan, Playa Del Sol's bylaws make it the clear starting point — the other two should be confirmed individually, since resort-style bylaws aren't automatic in newer buildings.
What ties all three together
Lakefront or near-lakefront positioning in a neighbourhood with perennially tight supply, and proximity to the walkable South Pandosy district at Lower Mission's northern edge. The building you choose comes down to how new you want the product, your timeline, and whether rental income is part of the plan.
Tell us your budget and whether rental income matters, and we'll point you at the right one.
